246 W 18th Street is an 11-story high-performance residential tower in Chelsea, developed with Pinner Development Group and designed with RyDE Design. The building rises tall and narrow behind a full-height glass curtain wall, with cascading green terraces and an architectural crown at the top. Downtown Engineers delivered full MEP/FP engineering, with every system engineered to the Passive House standard.

The challenge

The challenge

The building was designed to the Passive House standard. The certification target shifted during the project, but the performance bar it set never moved, and every system stayed engineered to it. On a tower this slender, holding that standard is harder than it sounds. The hardest system to place was the ERV. An Energy Recovery Ventilation system brings in continuous fresh air while recovering heat and moisture from the exhaust, which makes it central to a high-performance envelope. It needs straight vertical duct chases, and in this building every square inch of floor plan was already spoken for. The apartment layouts also kept moving, with brokers weighing in on the plans well after the mechanical design was underway.

The Project

The Project

We found a vertical path for the ERV. The system runs from the rooftop unit straight down the full height of the building and still reaches every apartment, worked around a compact footprint and layout revisions that arrived after design had started.

Stories

For heating and cooling, we used a high-efficiency VRF heat-recovery system, giving each apartment individual zone control while holding the efficiency the performance standard required. For domestic hot water, we specified a heat-pump-based system, which keeps fossil fuel combustion out of the building and aligns with where New York City code is heading for new construction. We coordinated these systems alongside RyDE Design, Pinner Development Group, Structural Engineering Technologies, and MAO Architects, integrating the mechanical work with the structure and the façade.
