
Downtown Engineers led the full MEP design for the lobby renovation at the Hyatt Union Square in New York. The project reimagined a two-story bar and lounge that had not been touched since 2013, across 3,000 square feet under a 28-foot ceiling. Laurence Jones Architects served as architect of record and Legeard Studio led the interior design, which went on to win the 22nd Annual HD Award for interior design.
The bar and lounge had to stay open. This is a working hospitality space, so the renovation could not shut it down, which meant the MEP work had to be staged and coordinated around a lobby that kept serving guests throughout construction. The space also needed system reliability that a hotel lobby depends on. A 3,000 SF room with a 28-foot ceiling carries real HVAC demand, and a guest-facing space cannot afford to lose conditioning if a single system goes down.

We added a VRF water-source heat pump system alongside the existing HVAC rather than replacing it. Running the new system in parallel gave the lobby the redundancy a hospitality environment demands, so the space stays comfortable even if one system is offline, while also retrofitting the existing equipment for longer-term performance.
The lobby stayed operational, therefore, coordination was continuous. We worked in close, ongoing coordination with Laurence Jones Architects and Legeard Studio to fit the mechanical work around the design intent and around a bar that never closed.
Downtown Engineers delivered the MEP for a renovation that kept a hotel bar and lounge running throughout construction and became an award-winning hospitality space.
