A two-family home in Astoria, Queens, 4,500 square feet from cellar to rooftop and standing 42 feet tall. Downtown Engineers is delivering the MEP/FP engineering, working with RyDE Design on architecture and Black Box Engineering on structure. The project is still in early design coordination, and it is being planned as a fully electric home. We apply the same rigor to a two-family home as we do to a high-rise.

The challenge

The challenge

The home is all-electric, with no combustion equipment. Each unit runs independently on a ducted VRF system for heating and cooling. An Energy Recovery Ventilator (ERV) brings in continuous fresh air while recovering thermal energy from the exhaust and returning it to the building. Domestic hot water comes from a centralized high-efficiency heat pump water heater, which keeps the home aligned with New York City's shift toward electrification.

We set mechanical room placement and duct routing through all three floors before the drawings were finalized, rather than forcing the systems into place afterward. Getting into those decisions before they were fixed keeps the engineering intentional and the construction process clean, which is where smaller residential projects usually lose time when engineering comes in late.
